1. Purpose and Nature of Occupancy

This Agreement outlines the terms of your stay at {PDISPNAME} ("Property") between {MYFULL} d/b/a {MYCO} ("Host") and {CFULL} ("Guest"). This Agreement grants Guest a temporary, revocable license to occupy the Property for furnished lodging purposes only for the dates stated above. This is not a residential lease, does not create a landlord-tenant relationship, and does not confer upon Guest any rights under Rhode Island's Residential Landlord and Tenant Act (RIGL § 34-18). Guest expressly acknowledges and agrees that:

• This arrangement constitutes transient furnished lodging, not a residential tenancy;
• Guest does not acquire any possessory, leasehold, or tenancy interest in the Property;
• Host retains full ownership, control, and right of access to the Property at all times;
• Guest's right to occupy the Property terminates automatically on the stated Departure date without further notice;
• This Agreement may not be extended or renewed except by a new written agreement signed by both parties.

2. Furnished Lodging Services

Host provides the following hospitality services as part of this furnished lodging arrangement, distinguishing it from a residential lease:

• Fully furnished living accommodations including furniture, appliances, kitchenware, and household items;
• Linens, towels, and bedding;
• Wi-Fi and basic utilities;
• Property maintenance and upkeep during the stay;
• Guest support and communication throughout the stay.

All furnishings, appliances, and household items remain the property of Host. Guest shall not remove, replace, or modify any furnishings without written consent.

3. Identity Verification

Guest is required to upload a valid, government-issued photo identification (driver's license, passport, or state/national ID card) prior to check-in. Check-in credentials will not be released until a legible photo ID is received and verified. Failure to provide valid photo ID may result in cancellation of the reservation without refund. Host retains a copy of the submitted ID for the duration of the stay plus 24 months for fraud prevention, dispute resolution, and legal compliance purposes. By signing this Agreement, Guest consents to the collection and retention of their photo ID for these purposes.

4. Payments & Deposit

• Payment: Total rent {BTRENT} is paid in monthly installments.
• All payments are non-refundable unless agreed otherwise in writing.
• Security Deposit: {BSDAMT} pre-authorized {BSDRS} day(s) before arrival, released within {BSDRL} day(s) after checkout if no damage or excess cleaning.
• Guest authorizes Host to charge the payment method on file for any additional amounts owed under this Agreement, including but not limited to damages, excess cleaning, late fees, and chargeback administration fees.

5. Cancellations

Cancellations follow the policy shown at booking: {BCANPOLLEGAL}. We'll accommodate reasonable changes when possible.

6. Use of Property

For temporary furnished lodging only — no events, sublets, or commercial activity. Occupancy limited to registered guests. Please respect neighbors, quiet hours, and building rules. Smoking or vaping indoors is prohibited. Pets require written approval.

Guest acknowledges that the Property is not Guest's legal residence or domicile. Guest shall not:

• Use the Property address for voter registration, vehicle registration, driver's license, or any government identification;
• Receive mail or packages at the Property using Guest's name as a resident (Guest may receive deliveries related to the stay only);
• Represent to any third party that Guest is a tenant or permanent resident of the Property;
• Make any modifications, install any fixtures, or change locks at the Property.

7. Access & Maintenance

Host retains the right to enter the Property at reasonable times with notice for maintenance, inspection, cleaning, restocking of supplies, or showing the Property to prospective guests. Host may enter without notice in emergencies. Guest agrees that Host's regular access to the Property is consistent with the furnished lodging nature of this arrangement and does not constitute a violation of Guest's privacy. Please report issues promptly so they can be addressed.

8. Utilities & Services

Basic utilities and Wi-Fi are included as part of the furnished lodging services. Temporary service interruptions do not warrant refunds, but the Host will assist with restoration.

9. Responsibility & Liability

Guest uses the Property at their own risk. Host is not liable for injury or loss except in cases of gross negligence. Guest agrees to maintain reasonable care of the Property and notify Host of any damage.

10. Termination and Holdover

Host may terminate this Agreement and revoke Guest's license to occupy for non-payment, violation of rules, or misuse of the Property. We'll always attempt a cooperative resolution first.

Upon the stated Departure date or earlier termination, Guest shall vacate the Property and remove all personal belongings. Any holdover occupancy beyond the agreed Departure date is unauthorized and does not create a tenancy. Holdover occupancy will be charged at 1.5 times the nightly rate for each day of unauthorized occupancy, and Host may pursue all available legal remedies to recover possession of the Property.

11. Payment Authorization

Guest hereby authorizes {MYCO} to charge the credit or debit card provided at the time of booking for the Total Amount listed above, plus any additional charges incurred during the stay as outlined in this Agreement. Guest acknowledges and confirms that:

• Guest is the authorized cardholder or has explicit authorization from the cardholder to use the payment card provided;
• Guest voluntarily initiated this booking and authorized this payment;
• The charge will appear on the cardholder's statement as "{MYCO}";
• This signed authorization constitutes proof of Guest's participation in and authorization of this transaction;
• Guest understands that this signed Agreement serves as a binding payment authorization and may be presented to Guest's card issuer or financial institution as evidence of authorized charges in the event of any dispute.

12. Chargeback and Dispute Policy

Guest agrees not to initiate a chargeback, credit card dispute, or payment reversal with their card issuer or financial institution for any charges authorized under this Agreement. If Guest has a concern regarding any charge, Guest agrees to contact {MYCO} directly to resolve the issue before contacting their card issuer.

Guest acknowledges that filing a fraudulent chargeback or dispute — including falsely claiming that a transaction was unauthorized after voluntarily booking, paying for, and occupying the rental property — constitutes fraud and may result in:

• A police report filed for theft of services and/or credit card fraud;
• Civil action in Providence County, Rhode Island to recover the disputed amount plus all associated costs, attorney's fees, court costs, and damages;
• Reporting to guest screening and fraud prevention databases used by the short-term rental industry;
• Collection of the outstanding balance plus a $250 chargeback administration fee;
• Submission of this signed Agreement, Guest's photo ID, booking confirmation, check-in/check-out records, security camera footage, and all communication records to Guest's card issuer as evidence of authorized charges.

Guest expressly waives any right to dispute charges through their card issuer for services rendered under this Agreement, and acknowledges that the appropriate remedy for any billing concern is direct communication with {MYCO}.

13. Dispute Resolution

In the event of any dispute arising from this Agreement, Guest agrees to first attempt resolution directly with {MYCO} in writing. If the dispute cannot be resolved within 30 days, either party may pursue legal remedies. Guest agrees that any legal action shall be filed exclusively in the courts of Providence County, Rhode Island, and consents to personal jurisdiction in that venue. The prevailing party in any legal action shall be entitled to recover reasonable attorney's fees and court costs.

14. Security Cameras

Guest acknowledges that exterior security cameras are in operation at the property. Cameras monitor exterior areas including entrances, walkways, and parking areas only. No cameras are located inside the rental unit. Footage may be retained for up to 180 days and may be used as evidence in the event of a dispute, property damage claim, chargeback defense, or violation of this Agreement.

15. Law & Agreement

Governed by Rhode Island law; venue in Providence County. To the extent any dispute arises regarding the nature of this occupancy, the parties agree that this Agreement shall be interpreted under the commercial provisions of Rhode Island law (RIGL Chapters 34-18.1, 34-19, and 34-20) and not under the Residential Landlord and Tenant Act (RIGL Chapter 34-18). This document is the full Agreement and may only be changed in writing signed by both parties. If any clause is invalid, the rest remains effective. Electronic signatures and digital acceptance carry the same legal weight as handwritten signatures.

16. Acknowledgment

By signing below, Guest confirms that:

• Guest has read and understands all terms of this Agreement;
• Guest has provided accurate personal information and valid identification;
• Guest understands this is a temporary furnished lodging license and not a residential lease;
• Guest does not claim any tenancy rights or landlord-tenant protections under this Agreement;
• Guest acknowledges the Payment Authorization (Section 11) and Chargeback Policy (Section 12);
• Guest agrees to resolve disputes directly with {MYCO} before initiating any third-party action;
• Guest will vacate the Property on or before the stated Departure date.
